                Landlord Disclosure Process

  1. Submit Landlord Disclosure Statement (upon tenant turnover, or every 7 years, whichever comes first)
  2. Submit Business/Rental Insurance Registration Form
    1. Business rental insurance registration
    2. A copy of the rental insurance for the home is mandated, per the state of New Jersey Law (P.L.2022, c.92), to be kept on file in the Municipal Clerks’ office.
      1. In January, you will receive a reminder from the Township of Ocean regarding payment of the annual $75 administrative fee (either cash or check), and the renewal of your insurance. When your insurance renews each year, the Township must receive a copy of this new insurance (either handed in physically or emailed in).
  1. If the home is built prior to 1978, ensure that your home is safe from lead-based paint. Owners of rental homes in the Township of Ocean can either hire their own company to perform the inspection or can use the company LEW Environmental Services that the Township has partnered with for lead-based paint inspections.

    2. If the owner chooses to utilize their own company for the inspection – the owner must ensure the $20 fee is delivered to the Township of Ocean (via check or cash) to be remitted to the state.
If the owners choose to utilize LEW Environmental, LEW will assess all necessary fees.
